CASE STUDY Board of Education of Baltimore County
The Challenge The Board of Education of Baltimore County had a lease renewal pending which had been amended several times to add space, but not all spaces were contained in the same boundaries. The school system wanted to ensure they were making the best decision with regard to the 118,900 square foot lease which consists of both office and warehouse space. They needed to match the terms of the lease with their long-term needs. The Solution Through multiple amendments the school system added space to the original leasehold which was combined under the original lease for a coterminous renewal with improvements. MacKenzie negotiated a renewal with the landlord at below market value, tied all of the spaces together under one document and made the entire leasehold coterminous. The new document also addressed the necessary improvements to make the space better suit their needs. This included not only refurbishing existing offices, but new mechanical systems and the construction of improvements in the warehouse.
