CASE STUDIES Duratek, Inc.
The Challenge During the past few years, Duratek, Inc. has experienced rapid growth. Duratek’s patented verification process makes it one of the only companies in the United States licensed to process nuclear and hazardous waste. MacKenzie was engaged to assist the company in acquiring a new facility to house its corporate headquarters and testing facility. The challenge was to identify a high image office building with a 22-foot clear warehouse component close to Duratek's existing headquarters in Columbia, Maryland. The Solution Several warehouse and R&D facilities were identified; none of which fit the client’s specific needs in terms of image, size or timing. After several months of market evaluations, a build-to-suit was recommended. The selection process involved the evaluation of numerous land sites and developer proposals. A local developer was selected to construct a new facility on a cost-plus basis. The new headquarters building contains 35,000 square feet of space. It was completed in less than 10 months. The 10-year lease transaction included provisions for building signage, turnkey build-out, expansion and purchase options. Duratek was able to construct a building (through a competitive bidding process) to its specifications at the same occupancy cost as the existing warehouse and R&D facilities that had been identified by the marketplace.
