The Challenge
The explosive growth of Maines Paper & Food Service, Inc. based out of Conklin, New York required a food distribution point of approximately 100,000 square feet.  Because they not only needed dry storage space but also freezer and cooler space there were limited opportunities.  The search therefore was expanded through Maryland and Virginia.  Maines typically owns most of its buildings so they wanted a lease/purchase option.  The profit margins in the food service business are very narrow and because Maines was also bringing several hundred jobs to the market, state economic development assistance was required.

The Solution
The MacKenzie Industrial Team, with the assistance of its seamless broker relationships in Virginia, pulled together existing buildings and build-to-suit opportunities from Baltimore, Maryland to Richmond, Virginia which met the Maines criteria.  Through cost evaluation, a short list of properties was produced.  Because the business economics of the two lead buildings were very close, further evaluation of potential construction issues by MacKenzie Contracting proved 8730 Bollman Place as the best alternative.  Future expansion and rail access was necessary so MacKenzie assisted in obtaining commitments from Howard County Economic Development and CSX Rail and other financial incentives from Maryland Department of Business and Economic Development.
