CASE STUDY RAG American Coal Holding, Inc.
The Challenge In June of 1999, RAG American Coal Holding, Inc. began a search for 8,000 square feet of class A office space near the Baltimore/Washington International Airport. Shortly thereafter, RAG proposed moving its entire corporate headquarters to Maryland, which changed the requirement from 8,000 square feet to 47,000 square feet. It was critical that the move take place no later than May of 2000. At that time, the BWI Airport had no true class A office space immediately available. Moreover, RAG was not sold on the Baltimore location and was not quite sure exactly how much space would be needed to consolidate the several companies it had recently acquired at the new headquarters location. The Solution An extensive search of the market revealed that only one existing class B building had enough space to accommodate the RAG requirement. However, a REIT was proposing to develop a 75,000 square foot office building near the airport. MacKenzie introduced RAG to Gensler, an international architectural firm. Gensler and MacKenzie met with the REIT, the architect and the general contractor and confirmed that construction of the new building and tenant improvements could be completed by the May deadline. Additionally, the MacKenzie-Gensler team confirmed that the quality of design and construction would meet RAG’s standards as well as the total square footage requirement of RAG once its operations were consolidated. MacKenzie represented RAG in negotiating a 10-year lease and participated in building progress meetings to ensure that RAG would move in on time and within the projected budget.
