CASE STUDY Upper Chesapeake Medical Campus, Bel Air, Maryland
The Challenge As Harford County’s primary general medical services provider, Upper Chesapeake Health System, Inc. is the owner and operator of both Harford Memorial Hospital and Fallston General Hospital. In 1991, Upper Chesapeake Health System, Inc. acquired a 48-acre parcel of land located along U.S. Route 24 in Bel Air, Maryland. It was their intent to replace the aging Fallston General Hospital with a new, more centrally located, state of the art medical campus to service Harford County’s future population growth and the region’s medical needs. In the following years, Upper Chesapeake Health System was successful in obtaining the appropriate State approvals to construct and operate a full service Ambulatory Care Center within the campus, and accordingly, it had decided to include office/medical space for third party leasing. The Solution In 1998, MacKenzie was selected out of four area real estate firms to provide various corporate consulting, sales and leasing and property management services to Upper Chesapeake Health System, Inc. for the development of the office/medical space on its campus. It was their desire to fill this office/medical space with tenants that would create a proficient and effective referral network for the campus. MacKenzie successfully created a target market list of potential tenant prospects and began its proactive marketing of this future complex. Through persistency and commitment, MacKenzie was successful in fully leasing the 65,000 square feet of office/medical space prior to the completion of the shell building. In addition, MacKenzie successfully provided their client with an overview of a property management structure. MacKenzie’s successful history as a developer/landlord provided Upper Chesapeake Health System with a correct and effective manner for its third party leasing requirements. Today, MacKenzie continues to provide a variety of real estate services to Upper Chesapeake Health System in its continuing endeavor to expand its presence in the market.
