AM Tote International Renews 50,665 SF Lease at 11200 Pepper Road in Hunt Valley, Maryland

AM Tote International, Inc., a technology and services provider to the global pari-mutuel wagering market, has renewed its 50,665 square foot lease at 11200 Pepper Road, a single-story building comprising 74,069 square feet of light industrial space. Daniel Hudak, SIOR and Joe Bradley, SIOR, both Senior Vice President and Principal and Joe Bradley for MacKenzie Commercial Real Estate Services handled negotiations on behalf of the landlord, Schilling Pepper Lot 24 Business Trust, and Stuart Reinhoff of Cushman & Wakefield represented the tenant. The building is 100 percent leased.

Baltimore-based engineer and entrepreneur Harry Straus founded the American Totalisator Company (AmTote) in 1933, a company which introduced an electromechanical system in the United States which brought speed, accuracy, and credibility to the horse racing industry with its pari-mutuel systems technologies. AM Tote International now provides betting terminals, kiosks, account wagering self-service tablets, mobile teller terminals, mobile wagering tablets and other products which services customers throughout the globe. The company is considered the leading technology and services provider to the North American pari-mutuel wagering market.

The company utilizes the space to house its corporate headquarters, R&D, and manufacturing operations with approximately 35 employees working in the building. 11200 Pepper Road is located within walking distance from a Light Rail Station, and is located within proximity to Interstate 83, Hunt Valley Towne Centre and an array of other restaurant options and business amenities.

“On behalf of the landlord, we were pleased that we were able to accommodate Amtote’s need to transition from a predominance of office space to mostly warehouse/R&D space,” stated MacKenzie’s Daniel Hudak. “The reduction of their office footprint has been a common theme in the market driven by technology’s changing impact across most industry sectors today. Securing a renewal of this size represents a significant win in the Hunt Valley Business Community and greater Baltimore marketplace.”

Hudak added, “the flexible nature of 11200 Pepper Road and the heavy existing electrical infrastructure provides every real estate requirement needed by the company. This lease extension speaks to the health and momentum of AM Tote International and viability of the space.”
