El Patio Argentine Restaurant Relocating to 4,840 Square Foot Space at Traville Village Center in Montgomery County
Craig Kates of MacKenzie Commercial Real Estate Services brokers lease with family-owned restaurant and bakery which has been operating in Rockville since 2001
Family-owned El Patio Argentine Restaurant has signed a lease with Beatty Management Company for 4,840 square feet of space at Traville Village Center with plans to relocate its Rockville-area restaurant and bakery to the nearly 100,000 square foot neighborhood shopping center later this year. Serving authentic Argentine-inspired recipes from Guillermo Ribulotta and Angela Delrio, the husband-and-wife owners of the concept, El Patio Argentine Restaurant is moving from Loehmann’s Plaza, a spot it has occupied since first opening in 2001. Craig Kates, Vice President, MacKenzie Commercial Real Estate Services, LLC represented the tenant and KLNB’s Billy Kelly and Veronica Kamara represented the landlord in this transaction.
The casual dining restaurant offers breakfast options including Heuvas (eggs) with sausage, ham or cheese, Argentinean coffees and fresh pastries items known as facturas. Specialty lunch and dinner menu items are fried or baked empanadas, quiches, and parrillada, a specialty Argentinean barbecue. Additional choices are grilled chicken, salmon, shrimp, and steak entrees, as well as homemade soups, pizza, salads, tartas, and tortillas. El Patio Argentine Restaurant also offers packaged goods featuring a variety of Argentinean wines and baked goods.
Situated at 9700 Traville Gateway Drive, Traville Village Center is anchored by Giant Food and features nearly 25 restaurants and retailers including Nanda Child Care, Mattress Warehouse, and Title Boxing. More than 250,000 residents live within a five-mile radius, including more than 93,000 households with an average household income approaching $200,000. The daytime population, consisting of people working in the area, is nearly 93,000.
“El Patio Argentine Restaurant is a highly-unique and successful concept with an extremely large and loyal customer following in the Montgomery County area that has operated for more than two decades,” explained MacKenzie’s Craig Kates. “When searching for a new site, the ownership group stressed the importance of not straying too far from its current location in respect to its existing patron base. Traville Village Center emerged as the clear choice based on its strategic positioning within a densely-populated section of Rockville, and the sustained success of the existing restaurant and retail roster. Guillermo and Angela are seasoned restauranteurs with strong instincts and we believe this center represents the perfect solution to their real estate needs.”
