Picklerage Leases 31,000 SF of Space to Elevate 1332 Londontown Boulevard Industrial Portion of Property in Eldersburg to 100% Occupancy

10-court indoor pickleball facility is first franchise-owned location in Maryland and joins existing corporate-owned site near BWI Airport     

PickleRage has signed a lease with K&S Londontown DE, LLC for 31,000 square feet of space at the Londontown Business Center in the Eldersburg section of Carroll County, Maryland. This represents the national indoor pickleball facility’s first franchise-owned location in Maryland, and joins an existing corporate-owned site now operating near BWI Airport. The lease elevates occupancy in the industrial portion of the property at 1332 Londontown Boulevard, a two-story building containing more than 365,000 square feet of space, to 100 percent. Dennis Boyle, Senior Vice President of MacKenzie Commercial Real Estate Services, LLC represented the landlord in this leasing transaction.

Owned by franchise partners Vishnu Reddy and John Bender, PickleRage is expected to initiate operations in Q4 2025. In addition to the CushionX courts, the climate-controlled indoor setting will be equipped with a pro shop offering equipment and apparel and feature state-of-the-art technology providing court bookings and opportunities for private and group lessons and tournament play. The facility will also be available for private personal and business events and activities.

The industrial portion of 1332 Londontown Boulevard features 24-foot ceiling heights, 34 dock doors, three drive-in bays and the office building, consisting of 50,000 SF features a newly renovated lobby, bathrooms and common area and available space for lease with a main free surface parking lot suitable for 500 vehicles. The business center is directly adjacent to MD Route 26 (Liberty Road) and MD Route 32 and situated approximately 30 miles from downtown Baltimore and BWI Airport, as well as 50 miles from Washington, D.C.

Pickleball was invented in 1965 when two families, vacationing in Washington State, searched for a fun activity to entertain their children. The group started assembling equipment they found in a garage including ping-pong paddles and a wiffle ball, and visited a nearby badminton court. Rules were quickly carved out and word got around about this new game with an ubiquitous name. Pickleball refers to the collection of items used to invent the sport, highlighted by the reference to “the pickle boat,” in which oarsmen selected for the crew are comprised of “leftovers of other boats.”

The popularity of Pickleball accelerated quickly during the COVID years and, according to the Association of Pickleball Professionals, nearly 50 million people have played the sport within the past 12 months, representing a 35 percent increase since summer 2022. It is widely considered the fastest growing sport in the country, mirroring the expansion of tennis in the 1970s, and additional indoor facilities are needed for participants to facilitate year-round play.
