MCRES Wins Contract to Sell The Christian Temple of Norfolk in Norfolk, Virginia

Closed in 2006, one-of-a-kind architectural characteristics of gothic revival church positions asset as prime adaptive reuse candidate

MacKenzie Commercial Real Estate Services, a full-service commercial real estate brokerage firm which operates a regional office in Charlottesville, Virginia, has been chosen as the exclusive sales broker for The Christian Temple of Norfolk in Norfolk, Virginia. Sam Orr, Executive Vice President, and Brian Thomas, Real Estate Advisor are handling the assignment on behalf of the current owner, Deccan Investment Properties, for the asset located at 303 W. 34th Street.

Built in 1922 with Gothic-style architectural characteristics, the property is situated within Norfolk’s Ghent Corridor, and is near Sentara Norfolk General Hospital, Children’s Hospital of the King’s Daughters, and Eastern Virginia Medical School, and is within walking distance to a number of restaurants, boutiques, and entertainment options. Old Dominion University, with a student population of approximately 25,000, is situated approximately one-mile from the site.

Reverend Donald Kirkbride, who led the congregation for 17 years, described the architecture as “a design that cannot be duplicated today.” Design features of the 31,645 square foot church, which closed in 2006, includes ribbed vaults, high vault ceilings, flying buttresses and large stained-glass windows. The site is contained within a .68-acre parcel. Nearly 110,000 people live and more than 300,000 people work within a 15-minute drive.

“The church represents a compelling adaptative reuse opportunity and is particularly suited for multifamily homes, student housing, or experiential retail,” explained MacKenzie’s Sam Orr. “Despite its age, the asset maintains strong bones and boasts an exterior that is in excellent condition. The robust location near a highly-trafficked business and retail corridor adds to the allure and overall value of the property.”
