MCRES Selected to Lease Speculative Mixed-Use Development in Culpeper, Virginia
Construction activity on two buildings, designed to support more than 21,000 square feet of commercial office and retail space, expected to commence shortly, with delivery scheduled for Q3 2027
MacKenzie Commercial Real Estate Services, a full-service commercial real estate brokerage firm which operates a regional office in Charlottesville, Virginia, has been selected as the exclusive leasing broker for Culpeper Corner, a new mixed-use development in Culpeper, Virginia. Construction activities are expected to commence shortly on the speculative development comprising two buildings and just over 21,000 square feet of commercial office and retail space, with delivery targeted for Q3 2027. Thirteen separate spaces are available for lease including 15,346 square feet of ground-level retail space, and just over 6,000 square feet of commercial office space on the upper floor.
MacKenzie is targeting a diverse array of uses for Culpeper Corner, positioned at the intersection of Bennett Road and Braggs Corner Road to complement the existing Legacy Markets convenience store, gas station, and car wash. This includes quick-service, fast-casual, and sit-down restaurant concepts; boutiques, healthcare and medical uses, entertainment/fitness uses, and a brewery. Professional services companies and small medical practices including doctors and dentists are suitable for the commercial office component.
The site, which features excellent roadside visibility, is a recognized and highly-trafficked retail hub serving the Culpeper community. More than 45,000 vehicles pass the site daily via VA Route 15, and an additional 11,000 drive by the site each day via VA Route 666. The development features nearly 140 parking spaces and nearly 30,000 people reside within a five-mile radius, including 10,000 households with an average household income approaching $110,000.
