Joseph Kavanagh Co. Completes Sale of Manufacturing Facility at 8100 Lynhurst Road in Dundalk for $2.3 Million

 Joseph Kavanagh Co., among Baltimore’s oldest businesses, has completed the sale of its corporate headquarters and manufacturing facility at 8100 Lynhurst Road, to Titan Steel Corporation for $2.3 million. MacKenzie Commercial Real Estate Services Senior Vice President and Principal Andrew Meeder, SIOR and Matthew Curran, together with Real Estate Advisor Alton Curry, represented Joseph Kavanagh Co. in the sale of the nearly 19,000 square foot building in Dundalk containing a mix of office, industrial, and warehouse space.

Established in 1866 by Joseph Kavanagh, the company started as a coppersmith shop before later transitioning into a metal bending and rolling company. The group, which primarily works with clients throughout the East Coast, constructed railings and provided steel molds that helped shape the seating bowl at Oriole Park at Camden Yards; performed services for McShane Bell Company, which is considered America’s oldest church bell companies; and produced specialty products for directors Barry Levinson and John Waters for locally-produced movies and television shows. Founder Joseph Kavanagh worked on the assembly of the Statue of Liberty.

“We produced a large arch that appears at the beginning of the movie Avalon,” explained Joe Kavanagh, Vice President of the company and the great-great nephew of the founder. “For a scene in Homicide, director Barry Levinson wanted to shoot a 360-angle shot of actor Robin Williams but the apparatus given to him didn’t work properly. We were granted two days to manufacture the product because Williams was scheduled to leave town shortly. We came through and took tremendous pride watching that scene on television.”

Joseph Kavanagh Co. bent and shaped materials “of almost any kind but focused primarily on steel and stainless-steel products,” Kavanagh added, and also provided objects for several sculptures in Baltimore, as well as the Smithsonian, the Rock and Roll Hall of Fame, and the Hippodrome Theatre. The company is winding down operations and is scheduled to close later this year.

The 2.27-acre site, which is located at the intersection of Lynhurst Road and North Point Road, fronts Interstate 696, is equipped with 14- to 16.5-foot ceilings, two drive-in loading docks, approximately 2,500 square feet of office space, and a fenced outdoor storage yard. 8100 Lynhurst Road is positioned approximately five miles from Interstate 95 and the Dundalk Marine Terminal, and is less than 20 miles from BWI Airport.

“This multi-functional building attracted significant investor and user-occupied interest, as single-tenant assets of this size and location are extremely difficult to come by currently,” stated MacKenzie’s Meeder. “The building is in excellent condition and the presence of Industrial Outdoor Storage space fueled increased attention on the site. Titan Steel Corporation emerged as the preferred buyer, in part, due to its presence approximately six miles from the site.”
