Homefix Custom Remodeling, a Maryland-based company which operates six regional offices in four states, has acquired 14880 Sweitzer Lane, a 73,555 square foot industrial/flex building in Laurel, Maryland for approximately $7.2 million. Matthew Curran, SIOR, Vice President and Andrew Meeder, SIOR, Senior Vice President of MacKenzie Commercial Real Estate Services, LLC represented the buyer and Mike Roden, Executive Vice President of CBRE represented the seller, Consolidated Graphics, Inc. in this sales transaction. The new owner plans to relocate its corporate offices in Columbia, as well as approximately 200 employees, to this building by fourth quarter 2022.

Constructed in 1991 and situated on more than four acres, 14880 Sweitzer Lane is a two-story building that accommodates both commercial office and industrial/warehouse uses. The property contains approximately 34,000 square feet of office space on two floor and an additional 39,000 square feet of warehouse space with three dock doors, one over-sized drive-in door and a separate utility size dock door. Fronting Sweitzer Lane and located in Prince George’s County, the site is situated less than one-half mile from MD Route 198 and Interstate 95, less than two miles from the Intercounty Connector (MD Route 200), three miles from MD Route 29 and 20 miles from BWI Airport.

Homefix Custom Remodeling provides a full range of residential improvement services including bathroom remodeling; roofing, siding and window replacements; adding solar energy technology systems and other custom design project. Founded in 1990, the company maintains locations in Henrico, Norfolk and Vienna, Virginia; Charlotte and Morrisville, North Carolina and Tampa, Florida. Following the completion of certain building retrofit activities, the company plans to occupy the building later this year.

“14880 Sweitzer Lane satisfied every important consideration for Homefix Custom Remodeling, led by the building’s flexibility which will allow it to support both its corporate offices and staff, as well as accommodate the warehouse needs for the company’s construction equipment, materials and vehicles,” explained Matthew Curran of MacKenzie Commercial Real Estate Services. “It is rare for an industrial building in this size range to come to the market along the I-95 Corridor. 14880 Sweitzer Lane provided a great opportunity for our client to consolidate several local offices and continue to service customers throughout the Baltimore-Washington market.”
