MacKenzie and Harrington Commercial to Complete Office Leasing at 401 E. Pratt Street

Availability of turn-key suites beginning at 500 square feet of space caters to new work models.

MacKenzie Commercial Real Estate Services, LLC, together with Harrington Commercial Real Estate Services, have been selected by The Maryland Port Administration to complete the leasing of 401 E. Pratt Street in downtown Baltimore City. The 31-story building, home of the World Trade Center Baltimore, is approximately 71% leased with nearly 87,000 square feet of space available for lease.  Delivered in 1977 and designed by internationally-known architect I.M Pei, the building is recognized as being the world’s tallest regular pentagonal-shaped skyscraper. Drew White, Real Estate Advisor for MacKenzie Commercial Real Estate Services and Terri Harrington, Managing Principal for Harrington Commercial Real Estate Services are handling the assignment for their respective companies.

Long regarded as among the iconic buildings shaping Baltimore’s Inner Harbor, 401 E. Pratt Street is sited along the 7.4-mile brick pedestrian path that extends around the downtown area and is adjacent to the National Aquarium and Baltimore Science Center. Four of its five sides offer views of the Inner Harbor area and more than $1 million was recently invested to update the on-site conference facilities, fitness center and food amenity known as The Marketplace. A number of small turn-key suites, beginning at 500 square feet of space, are available that offer immediate move-in and shorter leasing terms.

“As employees begin their steady migration back to the traditional workplace, 401 E. Pratt Street offers compelling advantages for companies seeking to right-size its space requirements, take advantage of move-in ready suites with shorter terms and have access to hotels, business amenities and restaurants within walking distance,” explained Terri Harrington of Harrington Commercial Real Estate Services. “Recent improvements to 401 E. Pratt Street have returned the asset to its best-in-class status and it remains an iconic landmark in the Baltimore City marketplace. The turn-key suites are especially suitable for companies which have recently won contracts and need to ramp up quickly, as well as for out-of-town entities looking to establish a physical presence in Baltimore.”

Office spaces up to 11,000 square feet of space are currently available, with small office footprints ranging between 500 and 1,500 square feet of space.

“We realize safety and security concerns are a company’s top priority for its employees,” added Drew White of MacKenzie Commercial Real Estate Services. “The Maryland Transit Administration maintains a manned, 24/7 private security detail on site, there is a security check-in desk that is mandatory for all visitors and the Maryland Transportation Authority Police are stationed in a squad vehicle in the front horseshoe.”

According to data from MacKenzie Commercial Real Estate Services, the vacancy rate for commercial office space in the Baltimore City submarket stood at 24% at year-end 2021.
