Brokerage Firms Team Together to Find Baltimore County Home for New Roastery + Café + Brewery + Taproom + Pizza Kitchen Concept

MacKenzie Commercial Real Estate Services and Cushman &Wakefield broker lease for Aveley Farms Coffee Roaster and Diamondback Brewing Company at 9490 Deereco Road in Timonium

Aveley Farms Coffee Roasters and Diamondback Brewing Company have separately achieved brand name recognition and generated loyal customer followings with its – respectively – product line of West Coast-style coffee products and extensive range of IPAs, lagers, and barrel-aged offerings. The ownership groups of both local craft beverage products have teamed together to open a combination roastery + café + brewery + taproom + pizza kitchen at 9490 Deereco Road in the Timonium section of Baltimore County, with the opening scheduled for later this year. Patrick Smith of MacKenzie Commercial Real Estate Services, LLC and Jamie Smith of Cushman & Wakefield joined forces to broker the 4800 square foot lease with Abrams Development.

Aveley Farms Coffee Roasters, owned by Corey Voelkel, has operated a roastery and café in the Towson area since 2019. Diamondback Brewing Company was founded by high school friends Tom Foster, Colin Marshall, and Francis Smith in 2014 and has maintained its contract brewery operation, production facility and taproom in the Locus Point area of Baltimore. Approximately 18 months ago, the two groups learned they shared the vision to enlarge its production facilities, enter a secondary market with a new retail location, and inject supplementary food options into an “all-day and all-night concept.” Leveraging a “two is better than one” business philosophy, they decided they could better scale its joint operations and attract a wide range of customers with a wider range of beverage and food options.

According to the National Coffee Association, “more Americans drink coffee each day (63 percent) than any other beverage including water. In addition, “cold brew popularity has skyrocketed by 45 percent since early 2023 and more than 300 percent since 2016.” Craft beer production has increased by an annual rate of 15 percent in the Maryland and, according to the Brewers Association of Maryland, generated an annual economic impact of nearly $6 billion annually and supports nearly 60,000 jobs.

“Finding a space that met all the specific needs of a brewery and roastery was a challenge, but our team was persistent and we persevered until finding the perfect space,” stated MacKenzie’s Patrick Smith. “Both groups have demonstrated sustainable success in their respective industries, and we believe consumers are more apt to support locally-produced products. It certainly helps that the four owners are Baltimore County natives with strong roots and highly-developed relationships in the area. Enjoying a freshly-brewed coffee or beer with friends or colleagues has achieved a new level of popularity and is a social activity that crosses all demographic sectors. Adding the element of artisan food planned by this group will only further differentiate and elevate this concept in the local community.”
