MCRES Named Exclusive Leasing Broker for Speculative Mixed-Use Building in Crozet, VA
Groundbreaking on new two-story, more than 21,000 square foot building slated for Q4 2025
MacKenzie Commercial Real Estate Services has been named the exclusive leasing broker of record for Three Notch’d Center, a a two-story, 21,405 square foot mixed-use building located at 5375 Three Notch’d Road in Crozet, Virginia. The owner, Notch’d LLC, intends to break ground on this speculative building suitable for commercial office and retail users in Q4 2025, with delivery expected in Q1 2027. The project is positioned approximately 15 miles west of downtown Charlottesville. Three Notch’d Center is situated on a 2.32-acre site and features roadside frontage on Three Notch’d Road (VA Route 240), a primary corridor in Crozet in which more than 15,000 vehicles pass the project daily. The development is surrounded by a surface parking lot and is adjacent to Legacy Car Wash and Star Hill Brewery. More than 9,000 people reside within a five-mile radius of the site, including nearly 7,000 households with an average household income approaching $170,000.
