MacKenzie Contracting Completes Repositioning of 6608 Fort Smallwood Road to Accommodate National Trench Safety Use

Nearly two-acre site in Curtis Bay, Maryland acquired by Legacy Capital Ventures earlier this year, features mix of warehouse, commercial office, and Industrial Outdoor Space

MacKenzie Contracting Company has completed repositioning and redevelopment activities on 6608 Fort Smallwood Road, a multi-use project in Curtis Bay, Maryland featuring a mix of warehouse, commercial office, and Industrial Outdoor Space (IOS). The nearly two-acre site was acquired earlier this year by Legacy Capital Ventures, a sales transaction brokered by MacKenzie Commercial Real Estate Services. In addition, National Trench Safety recently signed a 7,000 square foot full-building lease at the site to establish a new regional office. Onyx Creative provided architecture services for the project and Kimley-Horn provided civil engineering services.

Legacy Capital Ventures, a real estate development firm based in Boston, Massachusetts selected MacKenzie Contracting Company as the general contractor to oversee a multi-pronged redevelopment process involving the demolition and removal of all temporary structures on the site, the completion of site work to reflect the real estate requirements of National Trench Safety, and the renovation of the existing 7,000 square foot warehouse.

National Trench Safety, a leading provider of trench and traffic safety equipment, operates nearly 70 locations across the United States.

6608 Fort Smallwood Road fronts MD Route 173 (Fort Smallwood Road) and is located less than one mile from Interstate 695 (Baltimore Beltway), five miles from Interstate 97, 895 and the Fairfield Marine Terminal, and approximately 10 miles from BWI Airport. The site is in Anne Arundel County but considered part of the Baltimore City trade area.

The renovation of the warehouse structure repositioned the asset to a Class ‘A’ IOS facility with the installation of a new roof and aluminum siding around the entire building envelope, new insulation, electrical wiring systems, and a new HVAC system. In addition, approximately 2,000 square feet of the space was converted to an office configuration, and new fencing and exterior lighting were incorporated into the exterior. The site work created appropriate structural conditions for National Trench Safety’s heavy equipment, including the finishing of an asphalt area.
