Carroll Community College Leases 10,000 SF of Space in Westminster for Establishment of The Ratcliffe Applied Technology & Trades Center
Dennis Boyle and Chris Walsh of MacKenzie Commercial Real Estate Services negotiate deal
Carroll Community College has signed a lease with Tevis Real Estate, Inc for 10,000 square feet of space at 110 Airpark Drive, a one-story building situated in the Westminster section of Carroll County, Maryland. The Westminster-based two-year educational institution intends to establish a new trade school in the nearly 20,000 square foot industrial/warehouse building to support its nearby main campus. Dennis Boyle, SIOR and Chris Walsh, Senior Vice Presidents with MacKenzie Commercial Real Estate Services, LLC, handled negotiations on behalf of the landlord. The lease brings the building to 100 percent occupancy.
Carroll Community College will create The Ratcliffe Applied Technology & Trade Center at this satellite location with new programs that include plumbing, electrical, welding and automotive, supporting its existing program that provides training and certification for home improvement contractors, HVAC technicians and other skilled workers. The college currently offers degrees and certifications in electrical, civil, and mechanical engineering at its main campus.
110 Airport Drive fronts MD Route 97 and is equipped with three loading docks, including one with a ramp configuration which offers drive-in access and an exterior fenced yard suitable for outside storage and vehicular parking. Construction is now underway to create the classrooms and lab space for their new programs, with completion scheduled for this October. It is located less than two miles from MD Routes 140 and 27. Baltimore and Columbia are approximately 40 miles from the site, Frederick can be accessed in 30 miles and BWI Airport is less than 50 miles away.
“There remains an extreme shortage for trained electrical, HVAC, and plumbing professionals, as well as other trades, which is unfortunate because the work is extremely steady and the salaries are higher than most people realize,” explained MacKenzie’s Dennis Boyle.”Carroll Community College offers a well-respected curriculum that educates people for long careers, and this expansion to 110 Airport Drive makes perfect sense. The building offers a flexible interior to suit the build-out for the trade school, as well as office areas for administrative use. We expect to see multiple graduates plying their trade throughout the Westminster and Carroll County area as residential and commercial activity remains robust.”
