MCRES Represents Buyer in $2.15 Million Purchase of Downtown Charlottesville Building

Three-story asset was once home of Common House social club

MacKenzie Commercial Real Estate Services has brokered the $2.15 million sale of 206 W. Market Street, a three-story, 6,890 square foot building in Charlottesville, Virginia, which was formerly the home of the Charlottesville Common House social club. MacKenzie’s Sam Orr and Brian Thomas represented the buyer. The former owner was represented by Jenny Stoner and John Pritzlaff of Cushman & Wakefield | Thalhimer.

Built in 1913, it originally functioned as the Mentor Lodge, a social club, before later being utilized for the Common House, a Charlottesville social club. The all-brick building, which was renovated in 2016 with a commercial kitchen, multiple dining areas, and event spaces added, also features a rooftop bar area.

According to Sam Orr, Executive Vice President for MacKenzie Commercial Real Estate Services, the new ownership group plans to reposition the building with a ground-floor restaurant, operated by a local group to be announced in early 2027, and office space on the upper floor.

“206 W. Market Street is an iconic Charlottesville building with terrific bones and an irreplaceable location,” Orr explained. “With the commercial kitchen and rooftop already in place, the ground floor is a natural fit for a local restaurant, and pairing that with office space above will bring steady, daytime and evening activity back to this stretch of Market Street.”

He added, “our clients are committed to preserving that character while bringing it back to life with a mix of office and a local restaurant operator we’re excited to announce soon.”
