MacKenzie Commercial Real Estate Services, LLC is pleased to announce the recent sale of 11237 Philadelphia Road, a 30-acre industrial property situated in White Marsh, Maryland. The property was owned and operated by Vince’s Auto Parts, Inc. for over 70 years. MacKenzie’s Senior Vice President/Principal Daniel Hudak and Vice President Andrew Meeder represented the seller in the transaction.

The property had multiple zoning classifications, primarily MH-IM, Baltimore County’s designation for heavy industrial. This classification allows for a broad variety of industrial uses including outside storage, a hard-to-find commodity in Baltimore’s industrial market. Approximately 10 years prior, the zoning was flipped to residential when a national home builder made an unsuccessful bid to purchase and develop the property. Fortunately, the owners were able to have the industrial zoning re-adopted to take advantage of the current boom being felt throughout the industrial real estate market. The site was sold to Greenspring Realty Partners, a full service commercial real estate firm that specializes in the acquisition of opportunistic real estate investments. Greenspring plans to lease the site as an income producing property.
