MacKenzie Completes 220,000 SF Industrial Sale

MacKenzie Commercial Real Estate Services, LLC is pleased to announce the sale of 5200 Glen Arm Road, a 220,000 square foot industrial facility located on 22-acres in Glen Arm, Baltimore County, Maryland. The $8,500,000 sale also included a historic 620 square foot building situated on the property that at one time housed the Glen Arm Station of the Maryland and Pennsylvania Railroad. MacKenzie Vice President Owen Rouse represented the ownership, Glen Arm Business Trust, in the sale to BTR Capital. The project was 95% leased at the time of the transaction.

“The uniqueness of the complex, both in terms of location and functional elements, attracted strong market interest,” stated Rouse. “The area’s access to a skilled labor force, affordability, and surrounding residential components offered a unique work environment and quality of life for the employees of the building’s tenants which made it even more an attractive investment.”

The building was constructed in various stages with parts of the facility dating back to the turn of the century. It was originally home to F.X. Hooper Company which through acquisition survived as Koppers Corporation, United Container and later BW Paper Systems. The building boasts a diverse tenant base that includes fabrication and manufacturing industries, electronic archives, equipment repair, an indoor sports facility and fields, and features maker spaces of various clear heights with over 30 overhead cranes and exterior laydown/storage spaces of various sizes.
